Clearwater have advised on the £100 million fund-raising for start up house building company, London Square, working to create both a successful and bespoke solution.

Set up by former regional Chairman of Barratt London & Thames Gateway, Adam Lawrence, London Square is a new specialist house builder business who plans to build more than 600 new homes annually within the next five years. The company aim to focus on prime London sites and develop a range of 50 to 200 homes priced from £200,000 to £1 million.

Clearwater's previous experience of the sector, including the sale of SOL Construction and Jackson Lloyd, assisted the team in understanding the underlying market dynamics. Adam Lawrence’s successful track record in residential development spanning 20 years helped to place him in a unique position to raise equity. As the regional Chairman of Barratt London & Thames Gateway, he was responsible for a total of c.3,100 new homes being built per annum, generating a turnover of c.£800 million,

After meeting Adam the Clearwater team were able to rapidly assess the strategic options open to him and help deliver the best solution possible. Clearwater’s worldwide contacts and sector knowledge helped secure the required financing package. This fund-raising marks a pivotal point in the recovery of the UK’s house building industry and demonstrates that despite the financial challenges facing the industry at this time Clearwater was able to move quickly to create both a bespoke and successful solution for our client

Adam Lawrence, founder of London Square said: “Their knowledge of private equity meant it was only necessary to introduce me to a very small number of relevant private equity houses with individuals who had genuine interest in, and knowledge of the house building sector. Given that during the process I continued in my previous role at a listed PLC, maintaining the process as strictly confidential was a big part of my requirements. Clearwater maintained a tight and focused process allowing me to continue to fulfill the day job and minimising the time I had to spend out of hours working on the process. The economic climate that has existed for the last 18 months means this is a real testament to the skill and tenacity of the Clearwater team in helping me bring London Square into existence.”

London Square launched officially in June 2010.
